MINUTES FOR THE SAN ANTONIO VILLAGE OWNERS’ ASSOCIATION MONTHLY
MEETING ON January 20, 2021
Dawn Lucian (President), Diane Kirchner (Vice President), Mike Porter (Treasurer), Chad Lindblad (Secretary), Ken Masuda (Member at Large), Manager Daniel Ortiz and 2 Homeowners were present.
The meeting was called to order by Dawn Lucian at 7:02 P.M.
1) Approved minutes of November 18, 2020 meeting
2) December financial report presented by Mike Porter: Approved by the Board.
Financial Report: The fiscal year is from July 1, 2020 – June 30, 2021. December 2020 marks the end of the first half of the fiscal year. At the end of December 2020 our total income was $388,131 or 99.5% of our budget plan of $390,016. Our total operating expenses were $302,936 or 89.1% of our budget plan of $339,967. Grounds/Maintenance Materials were under budget by $21,784. These funds will be spent in the second half of the fiscal year. Water was over budget by $5,972 but the combined other utilities were under budget by $3,295. Federal, State and Property taxes were under budget by $9,158. All Federal, State and Property taxes have been paid for the fiscal year.
3) Manager Daniel Ortiz gave a report of 2020/2021 projects, including:
– New gates on Calle Real to improve security
– Asphalt cracks and seal coating
– Moss removal from single story roofs
– Tree trimming along San Marcos Road completed by Santa Barbara County
– Ficus tree removal to mitigate owner plumbing expenses and liquid amber tree removal
– Welcoming new member of the landscaping team, Javier
– Removal of dry shrubs on trail near San Antonio Creek to reduce fire risk
– New lawn projects
– Roof monitoring during rainy season
– Benefit of receiving advice from arborist on staff at Economy Tree Company
