SAN ANTONIO VILLAGE BOARD MEETING
MINUTES FOR OCTOBER 19, 2011

The Homeowners Association Meeting held on October 19, 2011 meeting was called to order at 7:30
p.m. by Vice-President Peter Sturken. Present were Board Members Bettina Johnson, Lynn Nichols,
and Carey Rogers; Manager Karel De Veer, Tim Hodgson and five homeowners.

1. Minutes of the July 20, 2011 meeting and the September 21, 2011 Annual Meeting were
approved.

2. Financial reports for July 2011 through September 2011 were presented. Our year to date
income is at 99.4% of budget and total expenses are at 81.6% of budget. We have not had any unusual
expenses for this period.

No items to discuss.

4. We received three architectural change requests: New windows at 5058B Calle Real; new
windows and an iron hand railing in the front entrance at 5072A Calle Real. All three requests were
approved.

5. The homeowners at 5060A and 5060B requested the removal of trees in the parking area
adjacent to their units. This request was denied by a unanimous vote of the Board.

a. In order to repair the patio off the recreation room, it has been recommended that we remove
the large pepper tree. Its roots have caused much of the damage to the patio and the tree has broken
the fence. It is inappropriate for that location. Removal of the tree was approved by the board and it
will be replaced with a new shade tree to be chosen later.

b. & c. Short Term vacation rentals: Our CC&Rs do not address the issue of rentals. In order to
have a policy, we will need an amendment and it needs to be approved by the homeowners, signed and
recorded prior to January 1, 2012, to comply with Senate Bill 150. The Board approved a motion to
direct our attorney, James H. Smith, to draft an amendment covering all issues of rentals and provide
that the minimum rental period be 90 days. Karel will contact Mr. Smith upon approval of the draft
by the Board and send it to the homeowners for voting. The ballots will be counted at the December
meeting.

d. The start time for our meetings was changed to 7:00 p.m.
